Plain-language rate terminology

Mortgages And Debt

Default insured mortgage

A mortgage where insurance protects the lender if the borrower cannot repay. These rates can differ from uninsured mortgages because lender risk is different.

Uninsured mortgage

A mortgage that does not have default insurance. Rates may be higher when the loan, property, or borrower profile creates more lender risk.

Variable mortgage

A mortgage where the rate is tied to prime. The cost can change when lenders change prime after Bank of Canada decisions.

Prime rate

A reference lending rate set by banks, often influenced by Bank of Canada policy-rate changes. Variable mortgages, HELOCs, and lines of credit are commonly priced from prime.

Prime + spread

A rate shown as prime plus an extra amount, such as Prime +0.50%. HELOCs and lines of credit are often quoted this way.

HELOC

A home equity line of credit secured by your property. It is usually quoted as a spread over prime.

GICs

Non-redeemable GIC

A GIC where the money is usually locked in until maturity. The tradeoff is often a stronger posted rate.

Redeemable GIC

A GIC that may allow early access before maturity. The tradeoff is usually a lower rate than a non-redeemable GIC.

Cashable GIC

A GIC designed for easier access to funds, often after a short waiting period. The rate is usually lower because flexibility has value.

High-interest savings account

A savings account that aims to pay more than a standard account. The rate can depend on the institution, balance, and conditions.

Promo rate

A temporary savings or GIC offer. It can be attractive, but expiry dates, limits, and conditions matter.

Weighted benchmark

A sample comparison point that gives more influence to major Canadian bank rates while still considering smaller or online institution samples.

Quote rating
